Military Appreciation Monday

Tonight at the Old Brogue in Great Falls, we are hosting another very worthwhile, grassroots military support organization at our monthly Military Appreciation Dinner.  The Neighbors Foundation, tonight’s group based right here in Great Falls, puts together care packages for our troops in Afghanistan.  As often happens, we have invited service members to attend our event tonight. Having both our 5:30 and 7:30 seatings full of community members has always sent a strong message to our service members that their community is behind them as they sacrifice so much for our country.

Unfortunately, tonight’s reservations at the Brogue are light which means we will have barely half full seatings for this very worthy cause.  In light of the recent events in Afghanistan, we would be very disappointed if this turns out to be the case.

Please, please – if you haven’t made a reservation for tonight – consider attending at either 5:30 or 7:30 for dinner. ( You don’t have to make a donation or even buy door prize tickets.)  Just pick up the phone and reserve a table:  (703) 759-3309, show up and enjoy dinner with us, and show our service members and the community that we care.

As always, remember that approximately 100% of the funds that are raised go directly to whichever group we are sponsoring.  And the groups we choose are those with little or no ‘overhead’, so you can rest assured that the money raised is well spent.  If you can’t make it out tonight, but would like to make a donation, please send me a quick email for instructions on how to contribute.

I am currently down at Keller Williams International’s annual Family Reunion conference in Orlando, Fl.  I finished up talking with someone who has encouraged me to get back into the habit of blogging.  As the subject line denotes, I will start with the current level of activity for the Great Falls Market.

Whenever doing a search for homes in Great Falls, it is extremely important to differentiate between that part of Great Falls located in Fairfax County and that in Loudoun County.  While both in the 22066 zip code, the difference in price is typically at least $200,000 – $300,000 with the Fairfax side of the border costing more.  For the purposes of this particular entry, I will be focused on the Fairfax side.

A quick run of homes on the market will bring up a total of 112 listings.  Of this number, 10 are rentals ranging in price between $2,800 to $6,800.  Since my primary purpose here is to discuss sales, I will eliminate these from the total number of homes.  This in turn puts us a 102 active listings which will need further refinement.  I normally subtract those listings that are “to be built” homes.   My objective here is to determine how many properties are currently available for sale and are ready to move in.  A total of 24 listings show up as “to be built”.  One more property is really nothing more than a land listing.  The to be built properties range in price from $833,714 on a 1.2 acre lot on Thomas Ave. to my listing at 119 Clarks Run Rd. which is priced at $3.95 million and will be built on an 8.9 acre property.

Now with these 25 listing removed, we end up with a total of 77 homes actually move in ready.  Twenty-three of these properties are priced under $1.0 million.  Twenty-four between $1.0 – $1.5 million.  Ten between $1.5  – $2.0 million.  The remaining homes range in price from $2.199,888 (not too sure why) to an incredible home on Innsbruck priced at $8.75 million.  My whole purpose behind providing this is to show the real diversity of homes and price points available in the Great Falls market.

During the last 30 days, a total of 20 homes sold in Great Falls ranging in price from $440,000 – $3.650 million.  As of today, there are a total of 25 homes under contract ranging in price from $425,000 to $4.5 million.  With 77 homes available and 20 sold during the past month, that puts our Great Falls inventory at slightly under four months.  In normal times, anything under a four month inventory would be termed a sellers’ market!

Military Appreciation Mondays Supports Yellow Ribbon fund.

About the Yellow Ribbon Fund.

–The Yellow Ribbon Fund was created in 2005 to assist our injured service members and their families while they recuperate at Walter Reed National Military Medical Center.  Their mission began when the father of an injured Marine introduced two of our volunteers to staff at Walter Reed and Bethesda Naval and they told us what needs were not met by other donors.

–In five years, contributions made through the Yellow Ribbon Fund have provided the following for injured service members and their families:  over 1,100 free rental cars spanning 49,000 free rental car days; over 16,000 free taxi rides; over 7,300 free hotel room nights; and 46 families have had use of YRF’s four apartments for almost 6,000 nights; and hundreds of free tickets to sporting games, concerts and plays, and hundreds of lunches, dinners, golf games, duck and goose hunts, fishing trips, and other activities.

This week’s Military Appreciation Monday event was our biggest success to date.  We had a total of 140 people participate and will have raised slightly more than $12,500 once all the co-sponsor checks roll in.  The dinner was held in support of a recently formed group called: Stop Soldier Suicide.  This group was co-founded by Langley High School graduate, Nick Black.  Please read the recent Connection Newspapers article pertaining the the dinner and Nick’s great service to our country by clicking on:  Community Raises Funds for Veterans.

The following came in one of the emails we received from a military family responding to our call for their family wish list:  Hello, as I sit here crying and wondering how I’m gonna Pay my bills, I get this email.  All I can say is Thank you!!!!!!

Once again Santa and I are teaming up with Our Military Kids in an attempt to bring some extra holiday cheer to children of our injured and fallen service members and their families.  We’ve compiled a Christmas Gift Wish List for 40 families of these SUPERHEROES.  I’m hoping everyone will check out this list and consider purchasing one item, serving as Santa for an individual child or even sponsoring an entire family. The latter is a great option for a company or office to consider.

Nancy and I would like to thank everyone who came out in support of the Military Appreciation Mondays’ dinner for the Navy SEAL Foundation. This was our best attended event to date with 132 of you joining us for dinner. A best total amount was raised as well. Through your support and contributions, we will be sending somewhere between $6,000 – $6,500 to the foundation. I particularly want to thank those of you who signed on as co-sponsors for this dinner.

Many of you had an opportunity to meet Will Thomas.  If not, he did a fundraiser over Labor Day weekend in support of the SEAL Foundation.  Will is a twelve year old in Mclean who decided to shoot baskets as a special way to raise money for the SEAL Foundation. He had an amazing response, for for people to pledge one penny per basket. It seems that will exceeded his goal of shooting 17,000 baskets. If anyone is interested in showing your support to the Navy SEAL Foundation please contact Will or myself.
